Attached is the November, 2013 Sales Analysis and the Single Family Closings by month, 2006-2013 for the Greenwich Real Estate market.
There were 46 single family closings in November. This was the best November in the last 6 years, and is approaching the 2006 and 2007 sales years. Total single family units sold (664) is 16% better than last year at this time and dollars spent ($1,420,370,121) are up 9%. The under $2,000,000 market and the over $2,000,000 market unit sales are both up, 15% and 18% respectively. The median sale price so far is $1,641,000, up 3%.
The least expensive single family sale so far this year was $360,000 (21 Byram Road) and the highest was $25,000,000 (529 Indian Field Road). The average days on the market so far this year is 192, with the high being 1823 days. The sale price vs listing price is 95% on average so far in 2013 with the high being 167%. The average sale price per square foot is $520.92, with the high being $2,114.87. The average square footage of the houses sold so far in Greenwich in 2013 is 3820, with the high being 17,121 square feet.
The average price of a condominium that sold in Greenwich at the end of November was $780.302, down 4% vs 2012. The number of units sold is up 41% to 203. The total dollars spent on condominiums at the end of November was $ 158,401,352, up 35%
