How Do I Find Out What My Greenwich, CT Home Is Worth?

Type your address into Zillow or Redfin and you will get a number and a range of value. Whether that number means anything is a separate question, and lately the answer has not been good.

A Real Test, Not a National Average

Most articles on this topic quote Zillow's and Redfin's own published accuracy stats, a few percent off for homes actively listed, worse for homes not on the market. Those numbers are real, but they only tell you how the tools perform in general. They do not tell you what happens on your street.

So I ran an actual test. I took 50 homes in Greenwich that sold recently, spread across every neighborhood, and checked each one against what the major sites currently showed. Here is what I found:

  • 8 of 50 were accurate

  • 35 of 50 had a real problem, most often a sale price from years ago sitting where the current sale should be

  • 7 of 50 had no usable data at all

Only 16 percent came back clean. How can anyone rely on this information!

The Sites Are Not Broken, the Data Is Stale

The pattern was not random noise. It was almost always the same failure: the site had not caught up. One home showed a sale price from 27 years ago. Several showed prices from a decade or more back, off by hundreds of thousands to millions of dollars. One property had two platforms showing entirely different figures for the same house, because each was pulled from a different, outdated snapshot. One listing showed the wrong home altogether under the correct address, wrong bedrooms, wrong square footage, wrong price.

These tools work by comparing your home to similar recent sales nearby. That works fine where homes are uniform, like track developments.  It works far less well anywhere homes vary in age, square footage, condition, or lot size, which describes a lot of cities and towns like Greenwich, CT. The less uniform the neighborhood, the less reliable the number, and the more likely it is simply out of date.

What Actually Gives You a Reliable Number

A Comparative Market Analysis (CMA) looks at recently sold homes, active listings, and homes under contract, filtered for real similarity in size, condition, lot, and location. It also accounts for what a website cannot see, a renovated kitchen, a difficult lot, a busy street, how that specific block has actually performed.
