Some of my favorite clients are the ones who call me because they are ready for what comes next. Less yard work. More time on the tennis court, the boat, or a plane to see grandchildren. A kitchen sized for real life instead of a Thanksgiving that happens once a year. That is what right-sizing actually is, and in nearly 40 years in this business, I have watched it open up more freedom for people than almost any other move they make.
There is an emotional side to it too, and I will not pretend otherwise. I went through it in 2024 when my wife and I sold our home after over 25 years. A home holds real memories. But the story I hear most often, once someone is settled into the right smaller place, is relief. Less to manage, more to enjoy, and a next chapter that finally has some room to breathe.
I became a Senior Real Estate Specialist, or SRES, because I wanted to offer clients 50 and older something built specifically for this stage, not a generic real estate process stretched to fit. If you are thinking about this for yourself, or you are the son or daughter trying to help a parent think it through, here is what I want you to know about how right-sizing actually works in Greenwich.
Right-sizing is not about giving something up. It is about trading square footage you no longer need for a lifestyle you actually want.
I have clients who moved from a five-bedroom colonial into a downtown condo and, within a year, told me they finally had time for the things they kept saying they would get to someday. No more gutters to clean, no more heating three empty bedrooms, no more Saturday mornings lost to yard work. Instead: a standing tennis game, more trips to see the grandkids, a garden they can actually keep up with because it fits in a planter box instead of half an acre.
The homes people move into are often better suited to the life they are living now than the one they moved into decades ago. That is worth getting excited about, not mourning.

One real advantage of right-sizing within Greenwich rather than leaving town is that the options here are genuinely good, and each area has its own personality.
Downtown Greenwich has the largest concentration of condominiums, many within walking distance of the train, restaurants, and the library. This is where clients land most often when an active, walkable lifestyle is the goal.
Cos Cob offers smaller single-family homes and a handful of townhome communities, generally more accessible on price than downtown or Riverside, without giving up a real yard.
Riverside and Old Greenwich have condo options and a real supply of smaller single-family homes, often letting a client stay in the same neighborhood, near the same friends and the same club, just in a footprint that fits better now.
Well-managed townhome communities across several of these areas suit clients who want a private entrance and a small garden without the maintenance of a full single-family lot.
Through July 2026 here is how these areas of Greenwich have performed:
Cos Cob - sales down 30% - 27 closings vs 38 in 2025 - new listings down 53 vs 40 - median price up 20% to $2,400,000. It a supply story.
Old Greenwich - sales up to 47 from 43 - new listings up slightly 64 to 71 - median price up 17% to $3,525,000
Riverside - sales up to 54 from 48 - new listings up slightly - median price up 14% to $3,681,000
Greenwich Town wide (including the above areas) - sales basically flat 305 vs 304 - median price up 14% to $3,602,000
Condos and Co-ops - sales jumped 25% 92 to 115 - new listings flat at 136 for both years - median price up 12% to $1.075,000
For clients selling a larger family home to buy something smaller, the equity unlocked can meaningfully fund the next chapter, travel, time with family, or simply more breathing room in retirement.
I work differently with right-sizing clients than I do with a standard buyer or seller. It typically looks like this:
A conversation first, not a listing appointment. What would make your day to day life easier, more active, more connected to the people you love?
An honest valuation of your current home. No pressure toward a particular outcome, just an accurate picture of what you are working with.
A tour of realistic options in the right price range and location, so you can picture the life on the other side before deciding anything.
Coordination with your attorney, financial advisor, or family, as much or as little as you want me involved.
A pace set by you. Not by market conditions, not by my calendar but by what feels right for you.
Timing a move like this around the market is usually the wrong question. The better question is whether the smaller home fits the life you want more than the one you are in now. If it does, market conditions are a secondary consideration.
That said, Greenwich has seen real buyer activity in the condo and smaller single-family segment over the past year, with strong competition for well-priced homes under roughly $3M. That generally works in a right-sizing seller's favor.
